FPM Opportunity in Action

Emerson Park

Located in the desirable Columbus suburb of Westerville/New Albany, Emerson Park is a 240-unit, Class A- garden-style community built in 2018. Acquired off-market at a favorable basis, the property had recently undergone a comprehensive common area renovation, yet all units remained in classic condition. Upon acquisition, FPM launched a unit renovation plan to complete the property’s repositioning and bring rents to market.

Located in downtown Provo, UT, 400 Element is a 119-unit, 2021-built, Class A- apartment complex. FPM acquired the Property directly from the developer, who had completed the lease-up in just three months, leaving significant upside opportunity for a new owner. 400 Element is fully amenitized with a fitness center, pickleball court, clubhouse, subterranean parking and multiple outdoor amenity spaces.
